My current insurance covers $480,000 for the dwelling (bot house for $1 mil but i’ts probably worth 700K now). It’s 1500 sq feet. If your policy is a “replacement cost” policy, you need to insure the house for the COST TO REBUILD it, not “market value”. What you paid for it, includes the value of the land. What you’d sell it for, ALSO includes the value of the land. Market value is irrelevant.

If you insure your house for LESS than the cost to rebuild, even your PARTIAL claims will get discounted. Replacement policies have a “coinsurance penalty” built into it.

That means, if your house is insured for HALF of the cost to rebuild it (check with local builders, but usually it’s going to run around $250 per square foot), and you have a $50,000 kitchen fire, the insurance company pays HALF the damages. Depreciated, until you get the work done.

You’re not really trying to insure your house for less, what you’re REALLY trying to do, is pay less for house insurance. “Do it yourself” cost cutting measures are really going to come back and bite you in the rear. I’d strongly suggest raising your deductible to $5,000 or even $10,000, and that’s where you’ll see a premium savings. Discuss this with your agent, to see what OTHER options are out there, before you make a mistake you’ll regret at claims time.

In July I contacted AAA Insurance re: home owners insurance & was given a quote of $1,334 per yr. When application was sent it showed $1,467. I agreed on this amount & sent application back. I also made payment of $468 to start. I was assured that policy w/b processed & info sent to mortgage co. with this amount for coverage. It wasn’t sent. Called AAA back now they say insurance w/b $3,303 per year after depositing my $468. I’m very upset & want to contact their corporate headquarters after no satifaction from speaking with a supervisor there who states person I was dealing with mis-quoted amount (twice) & nothing can be done about it!!!

AAA is an AGENCY, not a COMPANY. They don’t sell their own insurance, they sell other insurance company’s policies.

Each agency acts on it’s own. There’s no “corporate oversight” over the agency. Feel free to send in a complaint to your state region, but don’t expect to hear anything back from them.

The supervisor is right – the person misquoted, they can’t do anything about it, and they can’t make an insurance company issue a policy.

You have to have permits when safety is involved so it can be inspected to make sure code is followed. Moving walls can alter the load bearing portion of the house so yes you need permits and wiring involves fire code inspections and safetly so yes. The rest of your question makes no sense and it it the homeowner doing the work himself or a contractor

OK, it’s not all about cost!!! My insurance currently is with State Farm. I’m paying A LOT more with them, but I have MUCH better coverage – and I’m very, very careful when I compare.

So, go talk to your agent. Call an independent, get some quotes, bring the quotes to your agent, and say, hey, can you help me out here?? Because maybe they can.

And maybe your rates aren’t so high after all. The people you’re talking to LIKELY are just comparing apples to elephants.

My husband and I just got an acceptance for a house we put an offer on. The house is in Orange County Florida, 82810 and has 2 beds 1 bath and 1005 sq ft. It was made in 1940, updated plumbing and electrical in 1989, House (not the land) was appraised at 55,000 in 2007, but i’m sure this has gone down in this economic weather. No pool, no garage tell me if you need more info to help me out on how much you think it could cost.

I can’t seem to find anywhere online for quotes for home owners insurance, just numbers to call and we need to find someone by Monday morning. I’m going to call in the morning but i don’t know how much time I’m going to have before we go into the Real Estate office. My questions are:
Do you know of online homeowners insurances in Florida that have an online quote system?
How much do you think insurance for a year would cost on a house this size?
What homeowners insurances generally have the lowest rates?

The first thing I’d like to do is suggest that you don’t let anyone rush you through this process. Yes you are meeting with your real estate agent on Monday but you have until the closing or settlement date to come up with an insurance policy that has been paid in advance for one year. So don’t let anyone rush you with this, including the real estate agent. Take your time and do your homework on these newer, smaller companies.

Also, don’t buy this house unless you can confirm that it has updated electrical, plumbing, HVAC, and a new roof that is going to be acceptable to your new insurance company. If any of these aren’t up to current standards you are going to face a nasty surprise when you try to get Florida home insurance for this residence.

A home built in 1940 at age 69 is going to be one of the most difficult to find coverage for – even in an inland county like Orange.

My estimate for a home of this age is around $1,700 per year – driven mostly by the age of the home – but it will depend on the insurance company’s view of the upgrades that have been completed. Use an independent Florida homeowners insurance agent to help you with this and answer all of your questions.

I’m not against the online quote generators for Florida insurance but the problem I have with them is that they don’t show you all of the companies that are writing new homeowners insurance business in Florida. I have just bought a new car in a Toyota car dealer: They have found for me an insurance for the car, comparing with different insurance companies. But now at home, I am trying a quote with Geico, and it seems that I could probably get a better price with this company (not completely sure, I need to call them).
Is it possible to cancel my signature as I did not receive the policy yet ? and I did not get my car yet (but tomorrow) ?
I don’t know if here in USA we have the possibility during some days (one week for example) to retract ourself….

This is going to be very lengthy so forgive me. Lots of people make big mistakes in situations just like these.

YES, that policy can be canceled and you can even request a back-date cancellation. This will make the policy as if it never existed which means you’ll get the full amount of premium back. You’ll just need to ask them specifically for a backdate cancellation and tell them that it’s because you didn’t take posession of the vehicle. That’s the only way they’ll do it.

As for this other policy with Geico, yes. Get it started up! But here’s your hanger:

You aren’t going to get the money you paid the other insurance company back in time to spin that money around to pay Geico, not unless you contact them the same day that the money is taken. With most places, the payment has already been processed. They’ll have to send you a refund which generally takes 7-14 days. As you can see, this will put you in a little bit of a bind since you’re going to have to pay Geico to start the policy to take posession of the vehicle or leave this other policy in force.

My advice to you?

Go on and cancel that other company just ASAP, ask for backdate cancellation. Pay Geico for the first month (provided you’re not completely broke by now), then send that money from the refund in to Geico to pay for the rest of your policy period.

When it comes to the amount of time you have to retract yourself, the ONLY way you can do that is if you didn’t have the vehicle yet.. And that’s only because no service was actually used during the time that you had that policy. You didn’t drive a car, and you didn’t drive the car that they had insured. If you already had the vehicle, then they have every right to keep a portion of that premium you paid since they technically were covering you for risks while you had the vehicle.

Does that make sense?

I’ve been shopping around for homeowners insurance the last few days. Every agent wants to know what my current premium is. I find this question disturbing. Why should it matter what I am currently paying? They say they cannot complete the quote without that info. Is this really required? What is to stop them from quoting $10 below my current rate when the policy should really cost $100 below my current rate – and they pocket the difference… What should I do?

Well, they’re trying to figure out where they need to be, if they want to write the business. They do NOT need this number. They want it. Just be honest, and tell them, hey, I’m shopping around. I don’t want to tell you what the rate is. If they want to write your business, they’ll be willing to quote blind. If they’re busy, or don’t need the walk in business, they’ll turn you down. Believe me, there are more agents out there that WANT to write the business.

But homeowners rates are NOT “pull it out of the air” numbers. They can’t pocket the difference, and the carrier has to file their rates with the state insurance department. Agents ONLY get paid, via commission. Any payment check you make, should be made payable to the company, not the agency. That way, ALL your money goes to the company.

A good independent agent will have 3-7 carriers to choose from. Ask them for the quotes from ALL their carriers.

An unethical agent might try giving you credits you don’t deserve. That’s great for the low quote, then you write the policy with them, then the company takes the credits away. Well, then your rates go up. Then you get mad at the company – but it’s really the agent’s fault. Just tell them, you want an HONEST quote with honest credits. Numbers that will STICK.

I assume that you will be insuring the contents only, as the buidlings cover is the responsibility of the landlord. You will be asked questions about the security of the premises – locks, alarms etc. You may also be asked about the age and construction of the property. If you don’t know the answer then go and ask the landlord! After all, you can’t insure the contents unless you answer these questions – and the premium depends on the answers to those questions.

No things like car insurance, rent, utilities, cell phones and gym memberships do not report to the credit bureaus unless you do not pay them.

The reason is they are not considered loans.

The must have is Uninsured Motorists coverage. If you need to get full coverage, take a $500.00 deductible. You might want emergency road service, its usually not very much to add on. That is the main thing you want, even if your just getting liability, you need the Uninsured Motorists!
Try Geico, they are usually the best, and cheapest, and very dependable service. Hope you get the best you can.

Why are the local prices for auto insurance lower than online prices ?

Earlier today I called a local state farm agency and they gave me a quote of $88 a month with liability but when I went online to purchase insurance, they gave me a quote of $137 a month with liability..I’m confused

They’re not. Auto insurance rates are highly regulated, so if you buy the exact same coverage from the exact same company with the exact same rating factors, the price is exactly the same.

Many of those “rate comparison” places are trying to steer you to a different company (that’s paying them) so they’ll give you artifically high (fake) rates. And some of them are only trying to harvest your personal information to sell it, so they will also give you fake rates.

You can’t buy State Farm insurance online, you have to use an agent. So clearly, they’re trying to push you to buy from someone else with lower rates.

Will the auto insurance find out even if I don’t report a move?

Moving from a good neighborhood to a high risk neighborhood. Got a new quote online and the difference will be 200+ more. So I say screw it, I don’t need my payments going up on me. I didn’t report the move, will the auto insurance find out sooner or later?

Yep. All they have to do is check the USPS Change Address database. Progressive does this.

If they don’t check the USPS, they can check the state license database as you are required to report to the state when you move. In my state, the licensing department automatically updates your address if they discovered you moved by looking at the USPS database.

Even if they don’t do either of those two, the renewal notices have to be mailed somewhere.

Just bite the bullet, report the address change and pay the $200

First, if you are a captive agent, you have to terminate your contract with the company you work for. If you are an independent agent, you have to terminate agreements you have with any and all GA’s, or MGA’s you are entered into.

You then approach every insurance company whom you want to market their product line and sign their GA (General Agency) agreement, or MGA (Master General Agency) agreement. An MGA usually has GA’s who recruit indie’s, (independent agents) to sell for them. MGA’s provide guidance, knowledge, and experience to GA’s, who do the same for their sales force.

To answer your origianl question, you wil be provided software, (updated via internet) that you can download to your laptop to give “instant” illustrations.

Is it ok to get other insurance quotes from multiple insurance companies for our cars? Last month, we changed insurance companies because our insurance was too high. We just bought a new car and now our insurance went up with the new company and we wanted to see if we could get cheaper insurance with other companies, but didn’t know if it was harmful or bad to go online and fill out information about insurance quotes with multiple companies to see if we could get insurance cheaper. Please help me. I know that this question is probably stupid, but we just want to make sure that we don’t get ourselves into trouble.

Does an insurance company have to provide 3 quotes with a letter of demand fora car accident that was my fault?

I had small accident and the other cars insurer sent me a letter of demand without any quotes. When I asked them to send me the quotes, they only sent one and i believe it to be way to much. I have seen another smash repairer and he agrees that the amount of damage to the other car seems over the top when compared to the tiny amount of damage on my car. Any suggestions?

You can request the other party to take the car to a repairer of your choice for a quotation provided the repairer is convenient (not in Perth) Or get photos of the other cars damage and get a quote based on that , the insurance companies quote by photo so its good enough for them its good enough for you

Why use a Broker/Agent to deal with Insurance Company?

Four Questions:

1) Why not cut the middle man out (broker/agent) and come to a deal directly with an insurance company (auto insurance, or home insurance)?

2) If they only deal with brokers/agents then why?

3) Why not just get my license to become a registered agent/broker, not go into business, and get my insurance at a significant discount that way?

4) How do brokers/agents get paid? When i see my yearly premium on my auto/home insurance is a percentage of that going to be paid out to the broker/agent..if so then how much can i save if they werent there?

You will pay the same premium even if you don’t use a broker or agent. It is illegal in most states for companies to rebate to customers. Therefore, you must pay the same premiums if you have an agent or not. Why wouldn’t you want a buffer between you and the company to look out for your best interest?

And yet Gov played a huge role as to why they failed.

I’m starting my own heating an A/C business. I purchased a contractors license to do service and repair work in Fayetteville, North Carolina. You really need to write up a business plan that is detailed. It sounds like you have thought some of this through but not fully. Did you know that 80% of all new business fail in the first year. If you want to be one of the 20%, I suggest you plan and seek wise counsel. If you fail to plan, you plan to fail.

Of course, you need to get some business insurance to cover your auto and yes you should be bonded (that is insurance too) to cover any claimes someone could make about missing items that you didnt’ take. You need to get a tax ID number and you should get a business account for your $$,

Insurance Company Dragging their feet over Auto claim….?

I had my car backed into in August.

The man was cited for improper backing.

He did have insurance.

I have been battling with them since August to get paid,,there was a considerable amount of damage to my car as he was going fast and kept going in a panic.

The Co. (Allstate) has said they have to “contact” him to confirm fault,,in Ct where I am there is No fault..but they keep playing this tune…there was a ticket as I pointed out to the Co..this is clear of who’s fault it is…my car was parked and was not moving.

Can I sue the Insurance co. for double if they continue to refuse to pay me? Or is this just for personal injury?

Can I ask for loss of vehicle use only if I use a rental?

Is there anyone (ha ha) I can file a complaint with regarding the lack of cooperation with them,,I know FTC handles businesses but are insurance companies above all?

My car was damaged and I would like to be compensated..my own insurance is at the lowest so they do not cover me,,won’t even help me.

How can they take so long?
I am so frustrated.

Allstate has to speak to their driver to confirm what happened before they pay you for the damage to your car.

The “no fault’ you are talking about is probably an injury coverage called Personal Injury Protection (PIP). It has nothing to do with liability. In a “no fault” state- if you are injured in a wreck – regardless of whose fault it is- you submit your medical bills to your insurance company for processing under your PIP coverage.

If Allstate accepts liability, they will provide a rental car for your use. They will pay the daily rate and tax (no additional insurance). If you have not incurred any rental charges…they may be willing to give you a small amount of money as loss of use but they are not required to because you did not incur any expense.

Can you sue for twice the damage? No.

You are entitled to be made whole. Fixing the damage makes you whole. You don’t get more.

If you have collision coverage – call your company and let them take care of your damage under the collision coverage. They will then “subrogate” the at fault driver and Allstate. That means they go back after them for re-payment. Once they get paid, they forward you deductible to you. If you don’t have collision coverage there is nothing your insurance company can do for you.

If a police report was filed – go pick up a copy of the police report and give a copy of it to the adjuster. If the other driver got a ticket for the accident – the adjuster can call the clerk of court and get a copy of the ticket disposition. Has that ticket had a court date yet?

If you need to – call and speak to the adjusters manager.

If that does not work – you can contact the Insurance Department in your state (the highest regulatory authority for an insurance company). Insurance is regulated at the state level – not the federal level.

There is no guarantee that the manager or the DOI will tell you what you want to hear but you should be able to get more information and possibly some action on the claim.

the owner of an animal- establishment such as a zoo, or dog rescue centre for instance might take out? Not personal insurance such as car/pet insurance.

I have public liability insurance, fire and theft insurance, and that’s it.

You may need professional indemnity insurance if you give advice e.g. On how to look after exotic creatures
There are bespoke policies on the market aimed at this sort of venture – these policies will probably include – treatment of animals, business interruption, goods in transit.

For your staff/yourself you would need personal accident and sickness cover, probably private medical cover, key-man cover (to cover extra expenses if someone dies).

The there is Directors and Officers Insurance to cover liability of directors e.g. If prosecuted under the new corporate manslaughter charges – which reminds me – you will also need legal expenses insurance as well.

I am 15 years old and am looking to get a job. I was offered a job at a kennels, but the pay was extremely low (I got £15 for 8 hours work) and it was 7:30 – 4:30 which is too early for me. I really wanted to work with dogs without all the cleaning. So i felt dog walking was appropriate as that was part I enjoyed.
I was gonna ask my neighbours and local people if they needed a dog walker but I don’t know if I need public liability insurance.

as a social off road buggy club we use private property for our outings the owner is worried about being sued if someone has an accident,as a club we have been unable to obtain public liability insurance that we can afford, if we lease the property can he be held responsible? also does a lease agreement need to be registered?

A general lease or rental agreement indemnifies property owners from some liabilities. For example, if your buggy club decided to build a jump ramp without the owners knowledge or permission. And one of your members was injured while using it, the owner would most likely not be liable.

On the other hand, if the property had a large, deep hole which was not properly marked with warnings and a fence, the owner would be liable for any injuries resulting from this hazard. The other thing you need to consider is what lawyers call the 4 corners rule.

This law says anything written on a square piece of paper representing the contract (hence, the 4 corners) is binding. Since the owner of the said property is concerned about lawsuits, he may want to take advantage of this by having a lawyer add specific language to your agreement absolving him of liabilities. But be careful, my advice is limited.

I am not a lawyer and do not know the rules for your state, county, etc. So, please contact a counselor specializing in property agreements. They should be able to help.

If you are the guy HIRING the photographer, you might have the liability coverage built in to your homeowners policy. Either way, you’ll have to talk to YOUR local agent.
